A few months back, we stumbled upon an incredible listing in Beverly Hills, CA.

Let us jog your memory: Crammed full of decor detail, the residence featured wild wallpaper, wall-to-wall carpets, and all Chanel everything.

Decorated to the absolute hilt, the townhome was designed to appeal to a select few. The tenant, who had rented the 2,113-square-foot space for years, had created an opulent oasis in which every square inch was covered with over-the-top ornamentation.

The unit went on the market in June for $1.6 million, in an attempt to lure a buyer whose tastes tilted toward maximalism.

Alas, the listing languished on the market. The glam style clearly didn’t click for everyone.

Today, the two bedroom, 2.5-bathroom, two-floor condo is now available to lease for $5,500 a month. It’s undergone another transformation. This time, it’s more of a make-under. The tenant took the place back to its roots and left the owner with a bare-bones unit.

“It was restored by the tenant to its original condition,” says the co-listing agent, Christen Tull with Keller Williams Beverly Hills. “The tenant did that herself.”

Tull is listing the apartment with Roney Allouche, also of Keller Williams. Her understanding is that the newly bare interiors have undergone some $200,000 worth of work.

Apparently, the owners and the tenant had agreed to this arrangement all along.

“It was part of the lease agreement,” Tull says. “She could modify it heavily this way, in her unique style. But obviously, it was appealing to a smaller audience. It was important to her to be decorated to her taste. A term of the lease was that she would restore it when she left.”

However, the owners of the condo were so wowed by the wild style that they agreed to give the place a chance to sell as is with the utterly unique look. When the rococo decor failed to attract a buyer, the tenant honored her lease agreement and restored the decor. It will be missed.

Some elements did stay, as in the powder room, which features Chanel-esque floral wallpaper in black and white.

“You want to have a little flair,” Tull says, adding that a place like a powder room can handle a pop of print.

But with the fussy look gone, what’s left is a minimalist’s dream. Now revealed are the underlying wood floors, a sleek, white kitchen with stainless-steel appliances, and an open concept main level that flows to the outdoor patio. Natural light pours in and reflects off the bare, cream-colored walls, and recessed lighting warms the interiors.

Upstairs are the bedrooms and two full bathrooms. The master suite comes with multiple walk-in closets and an en suite bath with a soaking tub. Even the laundry room features fancy frosted-glass shelves.

The condo also offers a community gym, parking, and an elevator. The location is just steps to La Cienega Park and has easy access to Beverly Hills’ trendy shopping and dining.

New tenants with a long-term lease could also in theory create a custom interior decor plan, as long as they agreed to restore the place to its original state when leaving. Alternatively, a new resident could simply move in and enjoy the place as is.

“Everything is beautiful, clean, and almost new condition,” Tull says. “It’s a great unit.”
