A tiny house in Cupertino, CA, is getting lots of attention for its price per square foot—a hefty $4,424. So the price on this 384-square-foot house works out to $1,699,000.

“It’s definitely an attention grabber when you just put those two things—you can’t help but click on it,” says Faviola Perez, who is co-listing the property with Steve Bonafede. Both are with the Bonafede Team.

Despite the eyebrow-raising price tag, a taker turned up quickly. After just nine days on the market, the home found a buyer. The deal hasn’t yet closed but is in contingent status.

If the city’s name sounds familiar, that’s because the Silicon Valley enclave happens to be the home of a little company called Apple. And living in the area isn’t exactly cheap. For context, Cupertino currently has 60 homes on the market, with a median price of $2.86 million, according to Realtor.com®.

‘Surrounded by $5 million homes’

In fact, this little house sits on some very valuable real estate—a not-so-tiny, 7,841-square-foot lot in a great location on a cul-de-sac.

“I think people are getting caught up on the fact that it’s a huge price tag for such a small home; but in reality, it’s the lot and the potential for the lot and what that can offer in a neighborhood surrounded by $5 million homes,” Perez points out.

As the listing notes, the property is “a canvas waiting for your personal touch.”

The one-bedroom (which is also the living space), one-bath cabin dates back to 1948.

“There was not much development in the town at that time, so people would build small hunting cabins on big lots,” Perez explains.

The ‘shocker’ sale

As Cupertino grew in the early 2000s, developers and individuals bulldozed many of the cabins and replaced them with bigger, more expensive homes. “

This could very well be one of the last little, original hunting cabins standing,” Perez says.

But it probably won’t be standing for long.

“We ended up receiving a total of seven offers, and the property went several hundred thousand over list,” Perez reports. “We can’t disclose what it is pending at; but once it’s closed, I think it’s going to be more of a shocker.”

She says that while she can’t disclose the pending sale amount, she believes “it’s going to be more of a shocker” once the number is revealed.

Perez notes that the sellers inherited the property that had been a rental. And while the tiny house could continue as an accessory dwelling unit or a guesthouse, she acknowledges that’s probably not the buyer’s plan.

“I think the house has seen its final days,” she says.
