“It combines country living with city convenience because you are close to a lot of the attractions in Dutchess County, and you’re not far from Westchester County and Putnam County,” says Christina Weiss of Houlihan Lawrence, the listing agent for the three-bedroom, 2.5-bath property for $1,150,000. The two yurts combined offer 2,621 square feet of living space.

New York City is a 90-minute drive south, and the nearest Metro-North station is 10 minutes away in Pawling.

The sellers bought the land in 2015 and then built the yurts in 2017, connected by a breezeway.

“They worked with an architect in Washington, Matthew Smith of Dream.Design.Build, who specializes in these luxury cedar yurt designs,” Weiss says.

The sustainable design includes antique pocket doors and other materials that were saved from historic buildings and homes.

“A variety of businesses and allowances could happen with this land, but most people are looking at it as a second home or a primary home. My client lives here full time. She just loves the views,” Weiss says.

The main yurt features a chef’s kitchen (marble countertops, walk-in pantry, and butcher-block island), living room, two bedrooms, and a bath. The primary bedroom is upstairs and boasts a rounded skylight.

The other yurt is smaller and operates as a guest suite. It comes with a free-standing bathtub, wood-burning stove, and washer-dryer unit.

This rural retreat is move-in ready and comes with full electricity and modern mechanical systems. A luxury saltwater pool was added out back in 2019. There’s also a chicken coop.

“The sun sets across from where the pool is,” Weiss says. “In the summertime, you can view the sunset from the pool.”

Using the seller’s plans, the buyer could finish building out the yurt’s lower level, which would add an additional 1,000 square feet of living space to include a full bathroom and sauna.

The Appalachian Trail can be accessed from the property, adds Weiss. Also, “a five-minute drive from the property is the Empire Trail, which runs all the way up to Canada from New York City. A lot of people bicycle that.”

The area features other attractions, she adds. “Dutchess County is definitely a hot market. We’ve seen a lot of people move up there just because you can get more bang for your buck compared to Putnam County and Westchester County,” Weiss says.
