Here’s a chance to own a sweet set-up.

A 13.2-acre property in East Longmeadow, MA, complete with an apple orchard, a bakery, an ice cream shop, and an antique home, just landed on the market for $1.3 million.

The charming farm caught the web’s attention, topping the Realtor.com® list of the most popular homes of the week.

The beloved property, known as The Apple Place, has been a longtime favorite in town since it opened in 1971. So, when word got out that the owners were putting the place up for sale, locals were worried the buyer might have other plans for the expansive acreage.

But listing agent Chris Buendo, of Berkshire Hathaway HomeServices – Realty Professionals, has good news.

“The farm will not be sold to a developer,” he says, adding that it comes with a cherished family legacy. “The owners of the property are Cynthia and Neal Normandin. Cindy’s father started the farm, so it has been in the family for decades. They still have two of his original trees on property, but they have approximately 1,000 trees with 100 different varieties.”

The property’s fabulous farmhouse was built in 1819 and features 2,032 square feet and four bedrooms.

“It is the second-oldest home in East Longmeadow,” Buendo notes. “Over the years, it has been remodeled. A new roof was put on earlier this year, and windows were also added. The kitchen was also recently remodeled and features handmade kitchen cabinets.”

Many period details remain in place throughout the home. Among them are exposed-beam ceilings, wide-plank floors, built-ins, and three fireplaces.

And more

Even better, the home comes with a turnkey business.

“In addition to the home, the next buyer will gain 13.2 acres of land, a fully functioning ice cream shop, bakery, and an apple orchard,” Buendo says. “The couple has decided it’s time to retire, as they work a lot of hours and are open six days a week. They want the next buyer to keep it as a farm and continue operating the property as is. There is a lot of family pride, and the farm brings in a lot of revenue.”

The spacious lot also features a post-and-beam barn, playground, and outdoor seating areas, along with other “New England-style farm buildings.”

The outdoor space also has a gas fire pit.

Certainly, the next owners will have big expectations to meet.

“In the fall, they turn the field into a corn maze and there is a petting zoo that families love,” Buendo says, adding that the farm continually wins local accolades for being “the best local family destination, the best place for live music, and the best bakery.”

While the sale is certainly bittersweet, the owners are hoping to find a buyer who will continue the legacy business.

“It is only open seven months out of the year, and it’s a fully functional, profitable farm,” Buendo says. “It’s truly a one-of-a-kind property. I have already done 30 tours, and there is a lot of interest in the property. There will be no more showings after January 10, and we are asking for highest and best offers to be submitted by January 30.”
