The property was last sold in May 2022 for $11 million and is now being offered “newly rebuilt,” according to the listing.

Dubbed “Whispering Sands Beach Estate,” the 4,900-square-foot Southern California residence sits prominently in the Beach Barber Tract neighborhood. It’s steps from the white sand and ocean.

“One of the home’s main selling points is that it has got a lot of outside space with direct ocean frontage and private steps down to the beach, which less than 15 homes here have,” says listing agent Jim McInerney, of Compass. “It is also located on one of the best beaches—with no rocks—where you can swim, snorkel, and kayak. There is great surfing available nearby, as well.”

Rebuilt residence

McInerney says the four-bedroom home was originally constructed around 1924 or 1925, and portions have been entirely rebuilt.

“The majority of the house was taken down to the studs, but the configuration was not changed,” he explains. “New flooring was installed; new appliances and fixtures were also added. The portions that were taken down to the studs were replaced with new sheetrock and stucco. The house has changed so much over the years, which is why it was not designated as historical.”

One of the standout features of this estate is the 2,200 square feet of covered decks adjacent to the pool area. The shaded oasis boasts a seven-person spa, heater, fireplace, and barbecue “command center.”

“There is a double-decker shade structure and patios that are just incredible,” he says. “I have never seen anything quite like it, having so much covered space.”

“It is rare to have a house with a pool on a bluff, because you can’t construct them now; but this one has been grandfathered in,” McInerney adds.

Plus, the locale is surprisingly convenient.

“You can also walk just a few blocks to the village of La Jolla,” McInerney notes. “I would say the walkability and proximity to the village are very attractive features.”

When it comes to predicting who might be the next homeowner, he isn’t quite sure who might fit the bill.

“It could be a local buyer who is a resident of La Jolla,” McInerney says. “I envision someone with young kids who wants to enjoy the surf and the sand, but it could also be an older person who just loves being on the ocean. Time will tell.”
