Wyoming’s Most Expensive Home Is a $58M Ranch That Borders Grand Teton National Park

With a $58 million price tag, an epic ranch on 118 acres in Jackson, WY, is easily the state’s most expensive home for sale.

“This is the most private, beautiful place we’ve ever seen in our lives,” says David NeVille, the co-listing agent with Shawn M. Asbell, of NeVille Asbell Real Estate.

So, how often does a listing like this land on the market?

“Incredibly rare,” says NeVille. “Every few years, we’ll get a $50 million listing, but this type of listing has year-round access and is 20 minutes outside of Jackson.”

With multiple residential structures and a half-mile of Gros Ventre River frontage, the property operates as Grand View River Ranch. Activities include horseback riding on dedicated trails and trout-fishing. It can accommodate up to 40 guests and 30 staff members, NeVille says.

Several historic buildings have been transported onto the land over the years, all of which are included in the sale. Those buildings include vintage cabins and a lodge from one of the region’s first dude ranches (Bar BC Ranch).

“They still utilize them for guests,” says NeVille. “They’re in great shape and vintage 1920.”

The property is just 1,000 yards from Grand Teton National Park and offers unmatched mountain views. It’s only 2o minutes from Jackson’s restaurants and stores and a 12-minute drive from the Jackson Hole airport.

“The ranch is incredibly well maintained,” says NeVille. “It’s a wonderful palette to start from.”

The sellers bought the property in 1986 and added three guesthouses, an arena, a maintenance building, and a barn. Prior ownership dates back to 1910, when the land was homesteaded by William Smith. One owner, Claude Wham, won the property from John Barnes in a poker game in 1944.

In the 1930s, John D. Rockefeller Jr. “purchased all this property [in the area] and, with Roosevelt, created what they called the Jackson Hole Monument—which is now Grand Teton National Park,” says NeVille.

Grand View River Ranch is one of the properties that would not sell to Rockefeller.

The listing agents see several potential uses for a buyer.

“We think it’s going to be a personal family/corporate compound,” NeVille reveals. “It will be a wealthy family, most likely to repurpose the buildings to house their family [and] do a lot of corporate and philanthropic retreats out here—but also utilize it as their personal place.”

Alternately, “another Rockefeller-type buyer” might conserve the property and donate it to Grand Teton National Forest or Grand Teton National Park, he says.

“There will never be another opportunity like this,” Asbell insists. “There will never be 118 acres, where the Gros Ventre River runs through the property. This is going to be someone’s legacy, for sure. It’s magical.”
