3,974-square-foot home in the Marin County, CA, town of Kentfield created quite a buzz when it hit the market for the first time ever.

One reason? The four-bedroom, 3.5-bath home is almost unaltered, virtually unchanged since it was designed by architect John Marsh Davis in 1965. Original appliances, plumbing, soaring bookcases, banquettes, and fir floors have not been swapped out.

The home is listed for $4,995,000.

The same family has owned the home since commissioning it from Davis, whose other projects include other San Francisco Bay Area homes and Napa Valley wineries, such as Joseph Phelps Vineyards and Rutherford Hill Winery.

“It defines Zen living,” says Elizabeth Freeman with Boulevard Real Estate. “It’s filled with natural elements, it’s got a ton of natural light, it’s surrounded by forest, and [there’s] an iconic view of Mount Tamalpais.”

Seventeen days after going on the market, the home was under contract. The appealing property is currently pending sale.

“The only changes that occurred were repainting the upstairs and putting new carpet down,” Freeman says. “Other than that, the house remains in its original condition. Everyone who was interested in the house wanted it for the house. They weren’t looking at it as a teardown, even though that does happen in our community.”

Potential buyers swooned over the open floor plan and two 14-foot-tall, sliding-glass doors that link the living room to the gardens and deck.

“The owner that’s buying it, he likes it as is,” Freeman says, acknowledging still that “it’s a work of art that needs some major updating.”

Anticipated improvements include new decking (sun and moisture have taken a toll over the years) and air conditioning, which the house currently lacks.

The listing also includes a 19,000-square-foot parcel, ideal for a pool or guesthouse.

“It feels like a nature preserve,” says Freeman.

Thomas Church designed the property’s gardens. The famed landscape architect’s 4,000 projects included master plans for UC-Berkeley and Stanford University, as well as the Frank Lloyd Wright-designed Mrs. Clinton Walker House in Carmel-by-the-Sea, CA, which was sold off market in February for $22 million, according to the Wall Street Journal.

Kentfield is 20 miles north of San Francisco. Currently in the area, there are only 15 listings with a median price of $2.7 million on Realtor.com®.

“The local market is pretty hot, especially in the lower-price end,” Freeman says. “Most of our homes don’t last very long. We are at all-time inventory, and things sell pretty quick.”
