To sell or to lease? It’s the question Guy Attal, president of clothier Fabrizio Gianni, has been asking himself for more than two decades.

Right now, the answer is pointing toward a possible sale. Attal’s star-studded estate in Beverly Hills, CA, recently reappeared on the market for $22,950,000.

The 1.38-acre property in the swankiest part of 90210 has been available over the years as a luxury rental for as much as $130,000 per month, which means Attal could be raking in $1.56 million in annual rental income.

Considering he bought the place in 2000 for just $2.55 million, the lavish estate paid for itself many years ago.

Of course, he’s made upgrades and done renovations on the nine-bedroom compound over the decades. And he’s likely had to make a few repairs along the way, in between A-list renters such as Don Johnson and Melanie Griffith, Paul McCartney, and Ozzy and Sharon Osbourne.

So, why is this place so popular with celebrities? The lush compound includes 15,505 square feet of living space, spread across five different structures.

The largest and most luxurious of those spaces is a seven-bedroom, seven-bathroom main house with interiors by Ralph Lauren.

The estate originally was built in 1941 by Paul Revere Williams for actor Bert Lahr, who played the Cowardly Lion in “The Wizard of Oz.”

Williams was the first certified African-American architect west of the Mississippi. He was a favorite of the old Hollywood set and built homes for celebrities including Frank Sinatra, Lucille Ball and Desi Arnaz, Lon Chaney, and Barbara Stanwyck.

He also designed public and commercial buildings, including the famous retro-futuristic Theme Building at Los Angeles International Airport, the Los Angeles County Courthouse, and Saks Fifth Avenue in Beverly Hills, all of which are still used today.
