A Jacksonville, FL, property built specifically for fun chugged right off the market in no time.

An 880-square-foot train car at 1738 East Adams St. sold on Nov. 30 for $285,000, after just a month on the market.

The bright-blue party car is one of 25 railcars in the River City Railway area under an expressway overpass, formerly called Adams Street Station. Most crucially, the former train car is just a couple of blocks to TIAA Bank Field—the home of the NFL’s Jacksonville Jaguars.

“It’s located in the downtown Jacksonville area, next to the Jaguars’ stadium, so it’s a great location for tailgating,” explains Chad Neumann with the Chad and Sandy Real Estate Group. “It’s basically for tailgating and partying before and after the games.”

He says each railcar in the park is a convenient place to party, especially for the annual gridiron clash between the University of Florida vs. University of Georgia. It’s a college football staple played annually in the River City and famously known as the World’s Largest Outdoor Cocktail Party.

“People come down for the week and park their RVs. They also have access to these cars, where they can go inside if it’s hot outside or is raining,” he says.

Set behind gates, the railcar complex opened in 2006 and features a common area for owners. The primary focus of these converted cars is to entertain when football is kicking off down the street.

“There are a couple of cabooses, and all of the train cars are on pieces of real train tracks, with power, air conditioning, and toilets,” he says. “There are TVs in these units—kitchens, bathrooms. They’re set up like a hospitality tent, basically.”

However, the one that just sold stands out.

“It had actually two bedrooms with two full beds, plus a whole full bath. It was the biggest car in the complex,” the agent says. “The other ones just have living space and no bedrooms, and are about 300 square feet smaller.”

As a result, an owner and their party people can comfortably stay overnight in this railcar if they’re tired—or have had one too many.

Much of the living space is designed for hanging out and is filled with tables and chairs. There’s also a kitchenette for prepping game day snacks, but no oven. There’s an outdoor space to grill.

The buyer is an area business owner, which is typical for this train car complex. Local businesses use them for entertaining, and several are available to rent on game days.

“They cater to people who come down for the games or who are coming in from out of town,” Neumann says.

An HOA fee covers sewer, trash, and common areas, which are pretty quiet on nongame days.

“[The seller] went down there during the week to just get away for a little while. He’d go down there to watch TV. It was like a man cave,” Neumann explains. “There are flat-screen TVs, leather chairs, sitting areas, a full bar, granite countertops.”

The new owner bought the furnishings in the railcar, so everything is ready to go for the final Jaguars home games of the season, the Gator Bowl, and any other stadium event. Let the party commence!
