Massachusetts’ most expensive home recently landed on the market for a whopping $30 million.

Although it’s just down the beach from a storied $39.5 million piece of land that’s also up for sale, we’re proclaiming the $30 million compound as the priciest home available.

Tucked away in West Tisbury on the north shore of Martha’s Vineyard, the oceanfront residence is all about privacy and seclusion.

Featuring 640 feet of private beach, the 10-acre property includes two separate homes.

Called Swordspoint, the four-bedroom main home was built in 1991 on more than 5 acres, with views of the coastline and Elizabeth Islands.

The open floor plan features a living room with fireplace, kitchen with wet bar extension, and dining room. The screened-in porch wraps around the northern and eastern sides of the first floor.

Upstairs, there are three en suite bedrooms, including the master, which also comes with a private balcony deck.

“It’s owned by the same family, who, in February 2022, will have owned the property for 20 years,” says listing agent Patty Kendall, of Kendall & Kendall Real Estate. “They have decided to sell the property because their children have grown up and gone on to live in different parts of the country.”

“Prior to this, there were two owners, but the property was pretty modestly constructed when it was built in 1991,” says Kendall. “It was rebuilt and then renovated by the current owners, who have recently renovated the kitchen and four full bathrooms with high-quality materials.”

The second property is a three-bedroom, one-bath guesthouse with a common room and rooftop deck. The single-level, 1970s-era home sits on 4.3 acres.

“The properties are separate but abutting, and each has its own path to a private beach,” Kendall says. “The current owner had a tenant in the guesthouse for a long time. You could renovate it and build a full house on the property.

“I think the purchaser of this property will be a second-home owner,” Kendall says. “We have had a lot of interest in the property from the East Coast to the West Coast, and from all over—including overseas.”
