The first residential closings at the 40 West 12th condominium tower in Midtown have started, as construction is substantially complete, allowing potential buyers to explore the property’s two- to four-bedroom layouts and other features.

The building is a central component of the new mixed-use development, 1105 West Peachtree, that includes the new Epicurean Atlanta hotel, which services the residences. There is also a class-A office tower anchored by Google and new retail locations.

40 West 12th, which will offer 64 for-sale residences priced from $1.1 million to $2.6 million and above, is being co-developed by Selig Development, a division of Selig Enterprises, and Rockefeller Group, which was founded in 1928 to develop Rockefeller Center in New York City. Engel & Völkers Atlanta is leading sales efforts at the tower.

Kitchens feature Hans Grohe fixtures, Wolf and Sub-Zero appliances, white-quartz countertops and custom cabinetry in three unique finishes. The bathrooms include Kohler and Victoria + Albert tubs and sinks, while Porcelanosa hardwood floors span the homes.

With the building’s opening comes the unveiling of its first model residence: A three-bedroom, 2,352-square-foot home with a den designed by Michael Morris of M. Crisler Designs. Prospective buyers are now able to tour the model, as well as the building’s amenity spaces, which include the ninth floor connecting the three buildings and a communal green space. The “Sky Terrace” includes skyline views, a shared event lawn, a hotel pool and bar, and resident-only grilling stations and lounge areas.

Midtown,” said Steve Baile, the chief development and operating officer at Selig Development. “40 West 12th is the first new construction project in 10 years to offer features such as oversized residences, expansive terraces, elegant finishes, and five-star amenities and services in Midtown.
