Alaskans call the state’s most expensive home a cabin, but this not-so-rustic residence is anything but quaint or small.

“The owner’s name is Joe, and it’s known as Joe’s Cabin. But it’s a step above a cabin—it has all the amenities of any luxury home,” explains listing agent John Herrity. “They really spared no expense on the finishes, so calling it a cabin is definitely an understatement.”

Overlooking Chiniak Bay, the home on Kodiak Island is the priciest place for sale in the 49th state. It’s on the market for $3.95 million.

Herrity says he relishes the opportunity to sell a big-ticket property—even one as remote as this. A large island sitting off the southern edge of the state, Kodiak has roughly 13,000 inhabitants.

“The people are different. The buyers are different,” Herrity says. “I’ve had buyer inquiries from a lot of famous people. People you would know have called and inquired about it. You just deal with a different caliber of people in that price range.”

Built in 2019, the 2,348-square-foot home is filled with fine furnishings as well as an abundance of wood and stone.

There are two spacious bedrooms and bathrooms in the main house. Above the detached three-car garage is a one-bedroom, one-bath apartment with a kitchen and living space.

The main house features timber frame construction and vaulted ceilings, and a large stone fireplace and the kitchen off to one side make the living area feel homey and comfortable.

The owners had their eyes on the property for about 20 years before they had the opportunity to buy and develop it, says Herrity.

“They’re road builders and fishermen, and they have a large construction company on the island,” he adds. “They could do a good job for the best price because they have all the equipment. They put the road infrastructure system in and did a really nice job.”

The house sits on a cliff and offers private beach access on Chiniak Bay, known for its wildlife, including whales, seals, otters, birds, and fish.

“The views are world-class,” Herrity says. “I’ve never found in 30 years a more beautiful place than Kodiak Island that has really everything that Alaska offers, from hunting to world-class ocean fishing, stream fishing, even back-county skiing. It’s just wild, and it’s by far the most beautiful place that I found in Alaska.”

Herrity says a short flight from Anchorage is the best way to get to the island.

“The airport is located in between Cliff Point Estates and the town proper of Kodiak, so about 15 minutes each way, so very easy to access from this property,” he says.

With a 1,000-foot-long driveway and a gated entrance, the property’s seclusion and security are a huge selling point.

“A perfect buyer is maybe that person that wants privacy that’s really unparalleled,” Herrity explains. “From the luxury cabin, you cannot see another light. You can’t see another structure. You’re just looking at the wide-open Pacific Ocean. You won’t see any other houses from there.”
