11-condo infill development on deck for downtown Roswell

An 11-condo mixed-use building is slated for just north of the intersection of Woodstock Road and Canton Street in downtown Roswell.

The three- to four-story building at 1223 Canton will replace a single-family home that, like its neighbors, has been converted to office use.

The building is being purposely kept as low as possible to fit with the neighboring structures, Randall-Paulson Architects wrote in a letter to Roswell’s Design Review Board. The building’s top three stories will rise above Canton Street, while the ground floor and a parking deck will be built below grade.

Besides the 11 proposed residences, 1,374-square feet of retail space will front the street.

“Traditional materials were used to integrate well with nearby Historic District but avoiding looking period,” Randall-Paulson associate Marcus Mello wrote. “We believe the design is respectful to the urban context of this property and will integrate well in downtown Roswell.”

The infill development has been in the works for some time. The Roswell City Council approved certain zoning conditions for it in October 2019. The city’s Board of Zoning Appeals will consider a variance request related to the height of the ground story at its May 11 meeting.
