Would You Buy It? After 6 Price Reductions, HGTV’s 2022 Smart Home Is Still for Sale

Is a smart home a smart buy? HGTV’s 2022 Smart Home has been on the market for months—with a price that just keeps dropping.

In 2022, the three-bedroom, 2.5-bathroom home was presented to sweepstakes winner Leah Nadorff.

Though the high-tech home, which was renovated by HGTV designer Tiffany Brooks, is beautiful, with a big kitchen, a massive hidden pantry, a dedicated rec room, a pool, outdoor shower, and much more, Nadorff decided to sell.

Records show she listed the Castle Hayne, NC, property for $1,350,000 in September 2022, and sold it for $1,300,000 the following month.

However, the new buyers apparently didn’t think this was a “smart” buy after all, because in March of this year, they listed it for $1,475,000. After numerous price reductions, the house is still on the market.

‘Smart’ buy?

So, why won’t this smart home sell? Perhaps part of the reason is the price, which is currently set at $1,400,000. For this area, the average price per square foot is $276; this home comes in at $471.

That price includes all the tech touches, including voice-activated lights and a home security system, as well as full furnishings.

The current owner has dropped the list price a head-spinning six times. Each reduction has been modest, ranging from $5,000 to $20,000, but perhaps not enough to garner attention.

Smart and beautiful

This 2,972-square-foot home is famous for being smart, but it’s also beautiful—inside and out.

The front yard is huge, with elegant landscaping, and there are two lovely porch swings. The exterior color palette is a modern black and white with rustic cedar wood accents.

The same look is reflected in the entryway, which features clean white walls, a bold black chandelier, and lovely wood-tone flooring.

The kitchen also includes a solar-powered, light-filtering skylight and a hidden walk-in pantry with an entrance next to the built-in microwave and oven.

The dining space features a built-in banquette and a bronze chandelier. There’s also a spacious living room with a gas fireplace and a wet bar, with access to the backyard.

The first-floor main bedroom comes with access to the backyard, a feature that Brooks said “adds another layer of luxury.”

The en suite bathroom includes a wet room with a standing tub and a smart shower system, which even plays music.

“I really wanted to create an overall luxury five-star hotel spa in your home,” Brooks said.
