“The overall design with this architect doesn’t happen at this price point,” says listing agent Brian Bequette, of Sneaky Ninja. “Madison is an emerging market that is starting to get more popular. Because we are in an emerging market, we had to keep the price at a spot that is commensurate with the market.”

The structure was built by Black Chandelier Properties and reduced a bit in size, to see how it would fare in this market.

“If this home were built in East Nashville, it would be 2,100 to 2,200 square feet in size,” Bequette says. “We shaved off about 500 square feet to price it for this market. The builder built three of these homes side by side. This is the third one. We released one at at a time to feel the market out. In terms of buyers, we found we had the most interest from musicians and artists. The other two homes sold to investors.”

Along with its sophisticated design, the property’s locale was particularly attractive to buyers.

“Madison is north of Inglewood and has become the recipient of people who want to live in East Nashville,” Bequette explains.

The home sits on a half-acre, wooded lot with plenty of privacy. Plus, it has a detached, two-car carport with a storage area.

“People like that there is an outside sitting area with twin porches in both the front and rear,” Bequette notes. “And it’s covered on both sides. The lot was completely treed when it was bought. It is a low-maintenance yard now, and people seem to love that.”
