At first glance, it might not register that most of this modern-industrial home in Northern California was built in a factory, delivered by a truck, and assembled on-site.

And yet, this brand-new property is indeed part modular home. But it’s all-the-way cool.

“It’s manufactured by a company out of Canada, and they build a supersexy home with European style, minimalist, good clean lines,” explains listing agent Mike Rowland, with Windermere Rowland Realty.

The third-acre property in El Sobrante, CA, is listed for $1,449,000. The home’s price has been reduced by $100,000 since its initial listing.

“Some of it is shipping container, and some of it is their own construction—the bar is a shipping container, the pool is a shipping container, and the ADU is a shipping container,” Rowland says, referring to an accessory dwelling unit, meaning the separate guesthouse. “The main house is just the end modules of shipping containers, and the rest is steel construction.”

The main house is 1,600-square-feet, with three bedrooms and two baths. The guesthouse has two bedrooms and one bathroom. Both have full kitchens with European appliances.

Rowland believes an ideal owner for the home could be a “multigenerational buyer.” He notes that the guesthouse is on level entry, with no stairs, for easy access.

Rowland is an investor with Honomobo, the company that builds these modular homes. This particular house was the company’s California model home and showroom. Nobody has ever lived in it.

“We’ve probably put 90 [homes] on the ground in California, and we build in Canada, and we also build in Oregon and Washington,” Rowland says. “People really like the uniqueness and the industrial-modern look.”

This bright and open space has a 40-foot wall of glass and nine-foot ceilings. The home also boasts some sustainable components.

“It has a lot of little elements you can’t see—for example, we’re highly energy efficient,” Rowland says. “All of the lighting, heat pump heaters, water heaters are all geared around efficiency.”

Shipping containers make up most of the outdoor spaces, including the pool, which features an eye-popping glass front.

Rowland says this type of home is designed with speed in mind.

“Because of our processes, we can build this in Canada in 12 weeks,” he notes. “It takes about four days to ship it down here. I’ll install that 1,600-square-foot on the foundation in one day, and I’ll finish it out in about 10.”
