The pricey property became the most expensive listing on Realtor.com® when it landed on the market two weeks ago. The sky-high price tag also makes it Colorado’s most expensive residential offering.

Located along Roaring Fork River, the 8.4-acre property boasts an eight-bedroom, 13-bathroom main residence; a two-bedroom guesthouse; and a one-bedroom caretaker’s home.

While it’s being sold as a compound, the main estate can be purchased separately for $72 million, and the other two homes could be sold together for $33 million.

“The most incredible feature of this property is its riverfront location,” says Mandy Welgos, of Aspen Snowmass Sotheby’s International Realty, co-listing agent with Craig Morris. “It’s just spectacular and makes for a truly magical setting. You could never build a home that close to the river again. There is a footbridge from the main house to the guesthouse that is also magical. When you are standing on the property, everyone who sees it says, ‘Now I get it.’ It’s wonderful, peaceful, and beautiful with nature all around you.”

If it sells for anywhere near its asking price, this little slice of paradise will make history as the top property in the area to command a nine-figure residential sale, according to The Wall Street Journal.

The publication also reports that the entity that last purchased the property has ties to Florida car-dealership owner Terry Taylor. That sale was recorded three years ago for $32 million.

Boasting 16,840 square feet, the estate was built 10 years ago with top-of-the-line finishes, including “natural settlers stone, wire-brushed Douglas fir siding, slate roof, blue Bahia granite, back-lit onyx, white marble, and rift-oak paneling and cabinetry,” according to the listing.

Luxurious highlights include a dramatic staircase, walk-in wine room, media room, and floor-to-ceiling windows that capture the surrounding views.

“The square footage of the home is also rare, as there are only so many homes that large,” Welgos says. “The interior features a very classic design. It’s a solid home and has a beautiful, modern, and contemporary design.”

Hiking and biking trails

Situated just 3.5 miles from downtown Aspen, with its shops and restaurants, the property also provides many excuses to avoid ever leaving home.

“There are hiking and biking trails just outside the doorstep,” Welgos says. “You can even fish on property or paddleboard up the river, or you can go up the (Indy) Pass and cross-country ski and snowmobile.”

She believes the next buyer will be someone who wants both properties, as it is a true legacy compound.

“It will more likely be used as a secondary home, but you never know,” Welgos notes. “There are some full-time residents here, sprinkled in with others who use the homes as a second residence. I think the next buyer will want space for their family but also appreciate being near or on a river. … Anyone can enjoy this property; you don’t necessarily have to be an outdoorsy person. It’s a peaceful sanctuary and a very special place that offers an escape from life.”
