Calling all outdoorsy entrepreneurs!

Here’s a chance to own and operate a live-in, four-season camp in Jackman, ME.

Available for $2.4 million, the newly listed 2.7-acre property boasts a collection of 11 year-round cabins, a three-unit apartment building, a four-bedroom owner’s house—and, of course, abundant recreation.

Since 1991, the seller has operated the property as Sally Mountain Cabins—a family business that his father ran before him.

Jackson has a population of about 1,000, and winter sports are a big deal in this rural, northwest Maine community.

“Snowmobiling has taken off in the area, so it’s very popular in the winter as well,” says listing agent Lauren Kane McDermott, of Re/Max Shoreline. “The camps sit on Big Wood Lake facing westward, so you have these beautiful sunsets. That side of the lake is part of a conservation easement, and the other side offers views of Sally Mountain.”

The wilderness lodge, which dates to 1940, has 355 feet of water frontage.

“All of the camps are being offered fully furnished, as well,” McDermott says, adding that even the bed linens are included.

Nine of the vintage cabins have lakefront porches and offer queen-size and bunk beds.

“On the other side of the street are the other camps, along with an apartment building that has long-term rentals,” McDermott says.

The next owner will be handed a thriving business with loyal customers and a full slate of reservations—many from visitors who return year after year.

“The rental rates for the camps are also very reasonable at $52 per person, per night,” McDermott notes. “They are already fully booked for the year ahead.”

A camp for all seasons

The turnkey operation offers outdoor activities for all seasons.

“Another fun feature people do is ice fishing on the lake,” McDermott says. “The seller has five ice shacks that he tows out to the lake. Each has a cooking stove, and he supplies them with firewood. People rent them out for $50 a day, and they are included with the sale.”

She notes that the property also comes with the area’s only bait shop.

“It’s a very special place,” she says. “The owner has done really well with it. … They love it there. You can’t build something like this today. We have already had a lot of interest from people who live in Maine.”

McDermott says the ideal buyer might be someone who sees this as the ultimate work-from-home opportunity.

“I think the next owner will be someone with boots on the ground,” she predicts. “I don’t think someone looking to buy it and have a property manager run it would be the best buyer. It is ideal for someone who wants to live and work a hands-on business. It’s truly a little piece of heaven and a successful business.”
