246-unit build-to-rent community headed to Cartersville 

Florida-based developer Advenir Oakley recently purchased about 28 acres in Cartersville for the development of the $65 million, 246-unit LEO at Cartersville build-to-rent community.

The project, located at the interchange of I-75 and GA-20 in Bartow County, will feature a mix of one-, two- and three-bedroom cottages ranging from 728 to 1,510 square feet. All residences will feature private back yards, 10-to-15-foot ceilings, wood-grain tile flooring, washers and dryers, stainless-steel appliances and smart-home technology.   

Community amenities will include a resort-style pool and clubhouse, fitness center, dog park and courtyards with pavilions and grill stations.  

“Our cottage designs for this development are specifically tailored to meet the needs of the ‘missing middle’ in terms of housing demand,” said Louis Nequette, principal of Nequette Architecture, which designed the residences. “Our goal was to create spaces that are not just functional, but also beautiful, welcoming, and reflective of the unique character and charm of the area.” 

Birmingham, Alabama-based Capstone Building Corp. is set to break ground next month; the first deliveries are expected in December 2024, with completion planned for August 2025.
