If you’re interested in snagging a 2,000-acre ranch once owned by a Hollywood legend, you better act quickly.

Rancho Pavoreal, the former getaway of actor John Wayne, has popped up on the market again—this time with an enhanced price.

When we last reported on the sprawling spread in 2020, it was listed for $8 million. In 2021, the price was bumped to $10 million. Then, the property was pulled from the market for almost two years.

Now, it’s back and priced at $12 million.

‘Once in a lifetime’

Tatiana Novick, of the Rancho Santa Fe office of Coldwell Banker Realty, notes that while no physical improvements have been made to the property, the value of the acreage has appreciated over the past several years.

“This is a once-in-a-lifetime opportunity to get your hands on the former ranch of the iconic western film star John Wayne,” says Novick. “As an action hero to many, John Wayne’s presence still lives on in Rancho Pavoreal’s very masculine and western aesthetic.”

Novick notes that when the house was on the market in the past, the owner hadn’t truly been ready to sell. This time, she’s serious about about finally letting it go—but only to the right buyer.

Rancho Pavoreal, which means Peacock Ranch in Spanish, has a lot to offer.

When Wayne owned it in the 1970s, he used it as a private resort—frequently inviting guests out for horseback riding, shooting, grilling, and other ranching activities.

Located in the hilly Riverside County, CA, community of Sage—just south of the city of Hemet, CA.—the ranch is just a few hours from Hollywood and even closer to San Diego and Palm Springs.

The approximately 3,000-square-foot, three-bedroom, three-bath stucco residence where Wayne entertained was built in the early 1950s and still stands.

But the acreage itself still has much to recommend it. The ranch is fenced, making it ideal for horses and cattle. And recent rains in the area have enhanced the growth of grasses that can serve as feed.

The property also has three wells and miles of horse and hiking trails.

With views of the stately Palomar Mountain, the ranch offers varied terrains, including desert plateaus, river gorges, and both desert and alpine growth. Outdoor enthusiasts will fall in love with the acres of wildlife habitat.

“Upon John Wayne’s passing, this property was transformed into a dude ranch, where visitors saw it as a home away from home that rejuvenated their body and nourished their soul,” says Novick.

She notes that among the property’s many desirable features is its proximity to Temecula wine country, where myriad vineyards, wineries, posh restaurants, shops, casino resorts, and live entertainment can be found.

Wayne, aka “The Duke,” passed away in 1979 at the age of 72. His best-known films include “The Quiet Man,” “The Man Who Shot Liberty Valance,” and “True Grit,” for which he received an Academy Award for Best Actor.
