A joint venture between Resmark Companies and homebuilder Eastwood Homes will break ground this spring on a 220-townhome single-family rental community in Cartersville. 

The two-story residences will have two bedrooms and two-and-a-half bathrooms, as well as individual backyards and garages. The community is situated on a 30-acre site bounded by Smiley Ingram Road SE, Center Road and Interstate 75. 

The project is Eastwood’s first single-family rental project. The company has been developing single-family for-sale communities around Atlanta for the last five years. It currently has six active for-sale communities and a robust pipeline in pre-development, according to Eastwood Vice President for Land Joe Polite. 

“Cartersville continues to expand and grow in popularity as families, young professionals and seniors discover its affordability, access and exceptional quality of life,” Polite said in a press release.   

Site construction at the Resmark-Eastwood project is expected to begin this spring with move-ins beginning in fall 2024. The project is the first joint venture development between the companies, which have conducted land bank investments together before.  

“We believe our community will attract a wide range of renters who see value in a single-family home and accompanying lifestyle that is priced at a meaningful discount to the homeownership alternative,” Resmark Senior Vice President for Investments Stephen O’Neil said. “Further, these rental homes will be a more attractive option to traditional multifamily apartments.”
