There’s nothing quite like escaping to an island for a much-needed vacation, but imagine a private island of your very own.

If you’re in search of the ultimate retreat, Hermit Island in the middle of a lake near Moultonborough, NH, is now on the market for $3,349,000.

“Hermit Island has been in the same family for 40 years, and it’s like a secretive island in a sense,” says listing broker Corina Cisneros, of eXp Realty. “It offers complete privacy. We call it a unicorn property because there are lots of islands on Lake Winnipesaukee, but it’s rare to have one island belong to just one family.”

It’s also a two-parcel offering: the entire island along with a piece of property on the mainland just 200 feet away. The mainland property boasts a garage and boat dock, but (currently) no toilet.

“There is a carriage house above the garage that has the ability to be a layover-type of place,” Cisneros adds.

“You can have all of your toys on the mainland that you can get to in a minute and a half,” Cisneros says. “The garage on the mainland has sleeping quarters upstairs where you can stay if the weather gets bad and you can’t access the island. In the winter, when the lake freezes, you can walk across from the mainland to the island.”

In friendlier weather, you can take in the gorgeous lake views from the island’s spacious deck or enjoy a walk throughout the private 2.25 acres.

Creature comforts on Hermit Island

The house was originally a modest retreat, but it has been completely renovated. Living room sliders open to a massive deck that overlooks the lake. New flooring was installed, and the kitchen and bathrooms were updated.

The agent also touts the island’s private sewage system and high-speed internet via an underwater cable. But even after the improvements, Cisneros says, Hermit Island remains a modest getaway.

“It’s not an ostentatious house,” she says. “It’s meant to be a private retreat where you can go to get away from the world.”

For a buyer who doesn’t mind sharing, the island can be subdivided into two lots. And to enjoy all that the lake offers, there are four boat slips on the island and three more on the mainland.

According to Cisneros, the appeal is obvious: “It’s available for a unique buyer who wants the privacy of living on an island, but with the convenience of getting to the mainland,” she says. “I think it will definitely be a second home for someone.”
