“Each of the bedrooms has its own fireplace, and it gives them added warmth,” Nolan explains. There are also cozy fireplaces in the living room, kitchen, and dining room.

“I’ve walked the island, and it’s just amazing,” says Nolan. The owner “has beautiful rhododendrons that are just gorgeous. She has maintained the property really well. You can see the water and the mountains. It’s a very unique location.”

The seller built the house in 1993 and has lived there ever since.

The island is located in the southern part of the state, about midway between Anchorage and Seattle. However, there are no roads on Big Gull and just getting there requires serious logistics.

“You have to fly to Sitka because Sitka is an island also and then take a boat to the property,” Nolan says. Big Gull comes with a dock that can accommodate more than one large boat.

Whoever buys the place has a number of options for the island’s future, Nolan says. “Somebody that would be adventurous, somebody that would like to either use it as an investment property or a family home.”

The island could also make for a nice bed-and-breakfast, retreat, or fishing lodge, she adds. “It is very popular in Alaska to have a property to take people out on fishing day trips and then stay in the bedrooms in the evening.

“There are nice sunsets, and you have the ability to kayak and fish right off your own property,” she says.
