This summer, a trashed home in Colorado went viral thanks to a brutally honest listing description that minced no words.

After an upset tenant took their aggressions out on the house and left it a complete mess, the listing agent, Mimi Foster, famously dubbed the wrecked residence a “Little Slice of Hell.”

In June, the dilapidated dwelling on a quiet cul-de-sac went on the market for $592,500.

At the time, it was covered with graffiti, had holes in the walls, and most disgustingly, had a freezer filled with rotting meat in the basement.

Six months later, the home on Churchill Court in Colorado Springs, CO, has risen from the ashes and shed its hellish backstory. Completely renovated, it’s back on the market for $875,000.

“There’s actually a video of me walking in and saying, ‘Yes, I want it,’” says the investor, Laura Coram. “But it was definitely a hell house.”

Coram closed a deal for the house in July for $580,000 and immediately got to work.

“I walked in and said, ‘OK, we need to do everything,’” she adds.

With a stunning 47 flips this year and dozens more in the years before, the savvy investor has plenty of experience in this realm of distressed real estate.

She also has the ability to look past a home’s damage and focus on the bottom line.

“It was a good deal. I’ve done worse, so it wasn’t anything that I was afraid of,” Coram says. “It really comes down to the numbers. I’m an investor, so it’s really me doing homework. It has to be a good investment.”

Coram and her team took about four months to fix the home’s obvious issues. They also took care to replace many of the less obvious problems—from the plumbing to the subfloors.

“A lot of stuff [that had to be replaced] was because pet smell had permeated through it,” she notes. “We definitely had issues, but nothing we couldn’t fix.”

In somewhat good news, the stinky basement freezer was gone when Coram saw the house.

“It still smelled pretty badly. Even without the freezer in there, it was pretty bad,” she says.

With the horrible odor now a distant memory, the renovated basement is a pretty walkout. Other floors feature decks to maximize the mountain views.

All told, the renovated residence offers five bedrooms, four bathrooms, and 3,598 square feet. The fireplace has a new design, as does the kitchen. Even the spindles on the stairway are new.

Most importantly, nothing is marked with vulgar words in black spray paint.

“I do like to make my houses pretty, so I do pick out all of my designs,” she says. “I definitely love the end product, and I think it came out very nice, especially with the large windows and bright colors.”

The team selling the home chose not to ignore the home’s past. The current listing description refers several times to the home’s previous condition, calling it the former hell house and saying it is now an opportunity to live in a slice of heaven.

“It was national news. Everybody knows this house, so it’s not like I’m going to hide anything,” Coram says.

The current listing agent, Sarah McGarry with Berkshire Hathaway, agrees and says that because of all of the attention the home received a few months ago, she couldn’t ignore the home’s past when marketing it now.

“I really wanted to highlight the Corams and how they took this home from being the ‘Hell House’ to something beautiful,” McGarry says.

She adds that when she initially showed the house to them, she didn’t get her hopes up, because I knew it would be a big project.

“The damage and smell were pretty extreme,” she says. “Watching them transform the house has been impressive, and seeing the end result is truly something to be proud of.”
