National homebuilder Beazer Homes LLC is planning to bring 212 townhomes to a 54-acre undeveloped parcel between Rock Springs Road and Interstate 85 in Gwinnett County.
A rezoning application to allow for the development of the community was recently approved by the Gwinnett County Planning Commission, with conditions.
In a document submitted as part of rezoning application, a law firm representing Beazer noted that plans call for 37 acres, or about 69% of the parcel, to be set aside as common area, compared to Gwinnett County development ordinances, which call for at least 15% of a proposed community be set aside as common space.
All townhomes will be at least 2,400 square feet, front entry with two-car garages and have a variety of exterior finishes, including brick, stacked stone, cedar shake, fiber-cement siding and/or board and batten.
The property to be developed is currently wooded and has a gas easement. Plans call for two entrances on Rock Springs Road.
