The Wingate Companies is set to break ground on the third phase of its master-redevelopment plan that will bring almost 750 affordable-housing units to Atlanta’s Fourth Ward.
The latest phase of the project, located at 496 Boulevard NE, is being developed through a public-private partnership and carries a total cost of $38 million. The development will be known as Station 496 and include 123 units, the developer said in a press release.

It will be near the first two phases of the project, Station 464, which opened in October 2019 with 96 units and a $25 million pricetag, and City Lights Seniors, which opened in August 2016 with 80 senior-housing units built for $14 million.
The Newton, Mass.-based developer expects Station 496, which was previously called City Lights 2A, to open in spring 2022. Wingate plans to break ground on the next phases of the revitalization project in the fourth quarter of this year and the second quarter of 2022, respectively.
Wingate, which has other residential developments underway in Providence, R.I., and Boston, is developing Station 496 through a public-private partnership with the Department of Housing and Urban Development, the Georgia Department of Community Affairs and Invest Atlanta.
