When is a beach house not a beach house? When it’s less a space for sunning and more of a spot for contemplation.

Listed for $1.5 million, this sharply angled home on Neck Road in Guilford, CT, will also require a buyer who doesn’t have second thoughts about buying something different.

“It’s really very small. It’s only 1,149 square feet, and it’s basically three rooms: a living room, a kitchen, and a bedroom with a bath and a half,” explains the listing agent, Carol Mancini. “It isn’t your typical summer family beach home. It’s not a place you’re going to come from New York and drive in with four kids, because it’s not step-out-onto-the-sand, and it’s not very spacious.”

Because of the home’s size and distinctive shape, Mancini isn’t marketing the property as a traditional vacation getaway. She’s targeted buyers in search of a place to retreat and think, a mind space.

That’s how the owner, Vincent Amore, an architect, and his wife have used the property since 1971.

“He built the house for himself and his wife 50 years ago, and has been enjoying it ever since,” Mancini says.

She adds that Amore is now 90 years old and ready to find someone who will love the house as he has.

“They’re interested in the people that are looking at it,” Mancini says. “They may hand-pick their buyer in the end. In this market, where there are multiple-offer situations, the best offer may not necessarily be the highest, because they’re interested in who is going to take over.”

“When you’re inside, you feel like you’re really sitting on a moored ship,” Mancini says. “It looks like a ship or a big sailboat that’s docked along the coast, but it’s a home.”

“It’s at the top of Neck Road or Circle Beach Road. There’s just the sound on one side, the beach on the other side, and a house across the street and a house next door,” the agent adds.

The house is now tenant-occupied for a few more weeks, but will be move-in ready after that.

“It’s been really lovingly maintained over the years by Mr. Amore and his wife. They adjusted and improved it and, as the years went on, maintained it impeccably,” Mancini explains. “At this price point, if somebody wants to go in and just modernize the inside, they can do that. But no one has even said that they’re going to do that. They just love the way it looks inside.”

The house is also winterized, so it is possible to live at the house year-round.

“The perfect buyer is going to be someone who is going to use the home as a sort of retreat,” Mancini says. “I think the magic and the uniqueness of the property is found in just the solitude of the area. You have a neighbor across the street and a neighbor next door, but the ocean and beach are your neighbors on the other two sides.”
