Jasmine Roth Sells Huntington Beach Home

The HGTV star Jasmine Roth has sold her home in Huntington Beach, CA, for $2,214,000. The charming custom build from 2012 came on the market in December for $2,199,000 and sold about a month later, with the deal finalized earlier this week.

In her hit HGTV series, “Hidden Potential,” Roth updates suburban homes with custom touches that are a reflection of her clients’ tastes. Her taste clearly appealed to a buyer of her own home, which she had dubbed the “11th Street retreat.”

“We had a lot of interest in 11th Street, and we closed it for over asking, at $2,214,000,” says Kevin Via of Compass, who co-listed the property with another Compass agent, Roz Essner.

The family that bought 11th Street was from out of state. We had a lot of buyers from out of state or out of the area that were looking for a house close to the beach,” he adds. “Everyone is looking for a change and the opportunity to work from home somewhere new and exciting.”

Roth purchased the property in 2010 for $810,000, and then designed the home for herself through her burgeoning business, Built Custom Homes.

The three-bedroom, 3.5-bathroom “California casual” style property offered a turnkey, one-of-a-kind setup, and was available to purchase furnished for an extra cost. Via told us that the buyer did opt to purchase a few items inside the home outside escrow.

With almost 3,000 square feet of living space, the open layout features a bright kitchen with Viking appliances, a center island, marble counters, and a marble bar with seating for casual gathering and eating.

The adjacent dining area and living room lead out to the patio, which features space for lounging, dining, and a barbecue.

Upstairs, the bedrooms, including the master, include an en suite marble-clad bath with an oversized shower, a Kohler tub, and a flat-screen TV. Along with two more guest bedrooms and a guest bathroom, the upper level contains a laundry room and built-in office.

One floor up, a hangout space with vaulted ceiling and wet bar opens out to a roof deck. Other perks include smart home features, seven TVs, speakers in every room, and lighting, all controlled via a mobile device. Personal touches included a pet hideaway under the stairs.

Roth and her husband, Brett Roth, who now have a child, born last year, had since moved on to a larger place. They held on to the smaller property, offering it as a short-term rental on Airbnb.

Roth announced her decision to sell on her social media accounts.

When it was in escrow, she came clean about her emotional ties to this home.

“You don’t just build a house, live there for eight years, and forget about it,” she posted on Instagram.

Now that the home has officially changed hands, we asked the seasoned home builder to reflect on the sale of her “11th Street retreat.”

What’s your favorite part about the home?

I have to list just one!?! My favorite part of this home is definitely the “California Cape Cod” style that was carried throughout the inside and outside of the design.

I loved the traditional Cape Cod design elements, like crown molding, shingled exterior, and marble counters paired with the more laid-back California design elements, like butcher block, big windows, and the open-concept floor plan.

What will you miss most about it?

This house has great natural light and beautiful views. I’ll miss that that most!

Some windows showed off the neighborhood with rooftop views, while others looked as far as the snowcapped mountains. The best view was from the upper story, where the ocean glimmers on a sunny day.

Any advice on creating a home that sells quickly?

I tell all my clients the same thing.  Make sure your home is either staged or has depersonalized furniture in it.

Take great photos and always hire a professional to help you. We also got an independent appraisal to help price our house, which helped us take the emotion out of the sale, making sure we didn’t price it too high.
